In partnership with the City of Lima and West Ohio Community Action Partnership (WOCAP) this program can help you earn up to $6,000 for a down payment and/or closing costs on your first home purchase!
Throughout this program you will be learning and completing specific activities that will help you in the process of purchasing your first home!
New Lima - Housing for the Future vets all applicants applying for the down payment assistance program and tracks your progress through the program as you complete designated tasks. WOCAP will assist you after becoming approved for the program and help guide you through one-on-one monthly meetings and will determine, after you put in a sales offer, what amount of assistance you will receive upon closing.
Applicants must meet the HUD determined income limit for the City of Lima (which is 80% of the area median income) and have a minimum credit score of 600. There is a $20 non-refundable application for the First Home Lima program.

The Property Maintenance Training classes are held several times per year, with alternating day and night sessions.
The classes are held for a total of six days; two hours each day. West Ohio Community Action Partnership (WOCAP) teaches the first 5 classes and the final class - "Basics in Home Repair & Maintenance" is taught by New Lima - Housing for the Future at our office. During this last training class, clients will learn the basic fundamentals to light home repair and maintenance. Clients will also learn painting techniques and complete an eight year contingency budget for home repair costs.
Property Maintenance Training classes are a mandatory portion of the First Home Lima down payment assistance program. Both of these programs are designed to create successful home owners and avoid foreclosures.
Property Maintenance Training is offered at no cost to First Home Lima applicants.
