In partnership with the City of Lima and West Ohio Community Action Partnership (WOCAP) this program can help you earn up to $14,999* for a down payment and/or closing costs on your first home purchase!
Throughout this program you will be provided with education courses designed to teach you what to expect as a first-time homeowner! The education courses will cover topics such as:
- Understanding your personal credit - how to build,
repair and grow your credit score
- Household budgeting
- Selecting and working with a lender & what to expect
- Home repair & maintenance
New Lima - Housing for the Future vets all applicants applying for the down payment assistance program and tracks your progress through the program as you complete the education components of the program.
Applicants must be lender pre-approved to apply for the program and meet the HUD determined income limit for the City of Lima (which is 80% of the area median income).

*$1,000 required down payment funds from buyer. The City of Lima may not provide a uniform amount of assistance to each homebuyer irrespective of income, assets, or other circumstances. To determine the specific amount of HOME assistance needed to ensure that the unit is affordable and sustainable over the long-term, City of Lima loan originator examines the following for each homebuyer prior to commitment of funds to assist with down payment assistance: housing and overall debt (front and back-end ratios), monthly expenses, assets or cash reserves, and appropriateness of the amount of assistance.
The Property Maintenance Training classes are one of the education components of the First Home Lima down payment assistance program. Training focuses on what to expect as a new homeowner as well as the importance of budgeting for future repair and maintenance expenses! Class sessions are held several times per year.
Property Maintenance Training classes are a mandatory portion of the First Home Lima down payment assistance program. Both of these programs are designed to create successful home owners and avoid foreclosures.
Property Maintenance Training is offered at no cost to First Home Lima applicants.
